This city of 21,000 lies between the Gulf of Mexico and US 41. It is the coastal centerpiece of unincorporated Collier County. The world famous "Naples" address is freely used by new communities in the county. Naples is the only major SW Florida city located directly on the Gulf Of Mexico, providing direct access to beach activities. Naples Hospital Cardiac Center ranks in the top 5% in the nation. Median Housing prices top $450,000. A fishing pier and state park share patronage with the Philharmonic Center for the Arts.   Lying about 20 miles south of Naples, the residents incorporated this Collier County island as a city. It is world-famous for its beach and as a vacation or second home destination.

Originally developed and marketed world-wide as a mid-priced retirement home community in the 1960's, recent new construction has brought multi-million dollar high rise condominiums to the uplands. The views reach out over the Gulf of Mexico.
BONITA SPRINGS
 
ESTERO
From one of the oldest and smallest towns has sprung SW Florida's newest "avenue" of new communities and redevelopment, now a full fledged city. The avenue is US 41, the famed Tamiami Trail that was the first highway link between Tampa and Miami. A significant majority of housing in the Bonita area was constructed within the past 5 years and more are in planning. Prices equal those of its affluent southern neighbor, Naples.   Founded beside a river bank in 1894 by a few folks who dreamed of making this garden spot the cultural and religious center of the universe, Estero today is Lee County's fastest-growing area with nearly 10,000 residents. What Estero lacks in beach access it more than makes up for in golf courses and shopping centers. Mid-price housing is still available. Here is the site of Florida Gulf Coast University and Germain Arena, home to the ECHL Florida Everblades.
FORT MYERS BEACH

The barrier island known as Estero is home to the City of Ft. Myers Beach. The first real estate boom hit here in 1925 with lots selling sight unseen to Northern investors with $10 down.

The beach is the primary Gulf access point for Lee County residents with numerous public access parking points. A public fishing pier, state park, marinas and shops mark the spot.
  The heart of Lee County government is also one of South Florida's oldest cities, dating from 1886. Sited along the wide expanse of the Caloosa-hatchee River, Downtown is now undergoing a major restoration of shops, hotels and restaurants to support a projected 3,000 or more new residents attracted by newly built high-rise condominiums with docks and waterfront views. Fort Myers area offers quick access to the SW Florida International Airport (RSW). "Affordable" housing can still be found in suburban Fort Myers.
LEHIGH ACRES
 
CAPE CORAL

Lehigh, like many SW Florida areas was first conceived and marketed on an international scale by a land developer in the 1960's. The site of a former, huge, cattle ranch, the city has a long history of being an area to purchase "affordable" single family lots.

Those bargains are quickly disappearing as nearly 40,000 residents now call Lehigh home and as demand increases, supply decreases and prices rise.

  Like Lehigh Acres and Marco Island, the Cape was a dredge-and-fill dream of a land developer. In this case, two brothers named Rosen. They created new land from the shores of the Gulf by digging more than 400 miles of canals, which today are home sites for more than 130,000 residents. This is the proverbial bedroom community providing all styles and prices of homes for the Lee County work force as well as retirees. Two bridges provide easy coming and going into Fort Myers, Lehigh and North Fort Myers.
North Port, Port Charlotte, Punta Gorda
 
VENICE
This trio of small towns continues to represent the typical old Florida Main Street atmosphere. Still another major land developer created thousands of acres of home building lots around Port Charlotte in particular, which makes the area a favorite for real estate investors today. With boating access to the Gulf via the Peace and Myakka Rivers, waterfront housing opportunities still exist at prices less than the more southern cities.   Smack in the middle of Sarasota and Charlotte Counties is the oldest marketplace in America. It continues to lure retirees and vacationers and new business owners to a sparkling stretch of the Gulf Coast that serves as a suburb of Sarasota and as a point of attraction for the smaller cities of North Port, Englewood, Port Charlotte and Punta Gorda. Mid-range housing and home sites remain in abundance.
