Important
Things You Need To Know When Renting A Home Or Condominium
SEASONS
-
“Peak” or “High Season” –
January, February, March—Better rates may be available
for 3-month or longer rentals. A single-month request (
particularly February which precludes the opportunity for
the property owner to secure a longer rental) generally
goes to a waiting list to be filled later in the fall.
- “Fringe”
Season—Includes the months of November, December and
April. Prices may be reduced somewhat and the selection
of available properties is better.
- Summer
Season---May through October typically offers the lowest
rates of the year.
DÉCOR
AND FURNISHINGS
- All
offerings are owned individually and are furnished to suit
the tastes of their owners. Short-term (seasonal) rentals
are fully furnished to include basic kitchenware, linens,
phones and televisions.
PETS
- Some
condominiums allow renters to have pets. Some single-family
homeowners may permit a pet with written approval and a
pet damage deposit. Please review your rental contract carefully,
if your pet has been approved, for the terms and conditions
which address pets and pet damage.
- Collier
County does offer a “dog park” which is located
at Veteran’s Park on Immokalee Road. Dogs are permitted
to run off-leash as long as they are well-behaved and owners
must obey “scooper” laws. A “dog beach”
is now open in Lee County on Estero Blvd., North of Bonita
Beach in the New Pass section of Lover’s Key State
Recreational Area. Dogs are permitted to run off-leash and,
again, owners must obey “scooper” laws.
HOUSEKEEPING
AND CLEANING
- All
properties are cleaned prior to a tenant’s arrival.
As provided for in the lease, the tenant is responsible
for the cost of the departure clean.

Most properties have a washer and dryer, or access to a
common laundry room.
-
Standard housekeeping items including (but not limited to)
a broom, mop, bucket, vacuum cleaner and dust cloths can
be found in each property for day to day upkeep.

If a tenant desires, professional housekeeping can be arranged
through your Rental Agent
UTILITIES
AND TELEPHONE
-
Electric, basic cable, trash pick-up, water
and local phone service are included in weekly rentals.
- “Seasonal”
rentals (1- to 6-month rentals) may or may not include electric
charges. Basic cable, local phone service, trash pick-up
and water are included. Your Rental Agent will be able to
discuss this with you in greater detail.
- All
toll calls are the responsibility of the tenant. A credit
card or calling card is strongly recommended as many properties
now have “long distance blocks” on the phones.
NOTE: For Annual Rentals, the tenant is responsible for all
utilities and, where permitted, such service will be put in
the tenant’s name. (The owner is responsible for all
property taxes.)
REPAIRS,
DAMAGE AND SECURITY DEPOSIT
-
As part of the Welcome Packet, a form will
be provided to arriving tenants to note any evident damage
or item(s) which are not in working order. IF UNREPORTED
DAMAGE IS FOUND AFTER THE TENANT’S DEPARTURE, THE
TENANT WILL BE HELD RESPONSIBLE.
- As
with any residential property anywhere, problems may occur
and repairs may be needed from time to time. Should you
experience any difficulties with appliances, plumbing, electrical,
etc., immediately contact your Rental Agent who will arrange
for prompt repairs or replacement.

A security deposit is required for all leased properties.
Costs for repairs or replacement will be charged to the
security deposit. A refund of the security deposit will
be mailed no later than 60 days after the termination date
of the lease, subject to any outstanding utility, cleaning
or damage deductions. The tenant will be notified per Florida
law of any deductions.
ARRIVALS
AND DEPARTURES
-
Check-in time is 3:00 pm, check- out time
is 10:00 am.
-
Two sets of keys will be issued.
- Gate/garage
door openers should be left in the premises upon departure.
- Lost
or unreturned keys, garage or gate openers will be charged
against the tenant’s security deposit.
RESERVATIONS
AND CANCELLATIONS
- All
reservations must be accompanied by an initial deposit.
A typical payment schedule is:

Initial deposit with reservation.
-
½ of the total amount is due at least 90 days prior
to lease commencement.
-
Balance is due 30 days prior to lease commencement.
- All
payments must be US FUNDS by personal or certified check,
or by prearranged wire transfer. CREDIT CARDS AND CASH ARE
NOT ACCEPTED.
- PAYMENT
MADE UPON ARRIVAL MUST BE MADE BY CERTIFIED CHECK ONLY.
- Refunds
for a cancellation will be made only after a parallel tenant
replacement has been secured. A partial replacement of the
lease term will result in a partial refund. (NOTE: Traveler’s
Insurance is now easily obtainable. Check with your insurance
agent.)
