NAPLES 2015 HOUSING MARKET REPORT

According to the recently released 2015 Year End Report from the Naples Area Board of REALTORS, overall (single-family & condo) pending sales decreased 1 percent in 2015 from 10,494 dwelling units in 2014 to 10,366 this past year. However, pending sales in all price ranges above $300,000 actually increased. Pending sales in the $300,000 to $500,000 range actually increased 21 percent from 2,173 in 2014 to 2,580 in 2015. In terms of closed sales, the number fell by 2 percent from 9,902 in 2014 to 9,751 last year. As closings fell slightly, prices continued to grow: the median closed price rose 14 percent from $270,000 in 2014 to $308,000 in 2015. The pricing was driven primarily by single-family home sales priced less than $300,000. In this segment of the marketplace, the median rose from $179,000 in 2014 to $200,000 the past year.
